What is the significance of cleaning concrete and sealing it? Well, for one, it makes the surface look clean and new. Secondly, it prevents moisture from seeping into the concrete. That is very important during the winter months when moisture freezes and the expansion of frozen water expands and can cause concrete to crack. 

Sealants come in various materials and various grades. The products with the highest sheen have the most protection and are the strongest and most visually appealing and they generally are petroleum-based. 

The other choice is to use an Acrylic sealant. Acrylics seal the pores of the cement very well. The finish looks duller in appearance.

This is a small driveway with an Aggregate Concrete finish. You can see me cleaning the concrete in the first picture using a swirling-headed Concrete-cleaning tip, or a Turbo Tip. In the subsequent pictures, I have already cleaned the driveway. I am applying the sealant with a brush and roller. I use a thick roller pad, more than a 1-inch nap thickness, and I roll the product out. The brush is mostly for applying sealant where the drive meets the garage concrete.

This product should last three years in a moderate Climate.

Thompson's WaterSeal has recently created tinted sealants that are budget friendly that contain some amount of color. They have a beautiful collection of colors like Honey-gold, Cedar, and Redwood. We had nice results with this Thompson's product. I have been using the Super Deck Water Sealants and Stains over the past twenty years. More exclusively, I have been using these products for about ten years. I love this product, because I can find the stain anywhere in the country. At Southern Home, we use these products because they provide vibrant colors and protect the wood very well. The water-sealants and stains are available in a water-based acrylic version. Also, it is available in an oil-based version. Both, have their advantages and disadvantages.

 Whenever we are tasked with refinishing a wooden deck, our goal is to clean it first. Then, we come back to the wood after it has been cleaned and we inspect it for defects. Here, you can see the wood is about 25 years old. You can see a few obvious sections of the decking that need to be replaced. 

After rotten wood is replaced, and the supporting wood structure is strengthened, we are able to move to the a light, wash that contains some amount of bleach. The wash is applied, the detergent sits atop of the wood and afterward, it is removed. The wood dries for a period of 24 hours to 48 hours. 

We came back to seal the deck using a Solid Stain by Olympic Maximum! We had considered using a semi-transparent product, but I suggested the solid since the wood was older and it could fill in some of the existing imperfections of the wood. The final result was fabulous!

This deck in Wyndham West was cleaned and stained using CWF UV5, one of the highest rated sealants available. Special ordered for my clients, here are the beginning steps. Cleaned it with a wood-cleaning solution. Now, we begin to seal with CWF UV5.

 

The deck is almost 900 square feet and cost the client little to have the deck cleaned and then hand-painted, about $1000. Materials additional. Quite a bargain. It took three men eight hours to almost complete. Tomorrow, you will see the finished results.

This was a project! This deck looked pretty rough when we first arrived to clean this wood deck. Then, to beautify the deck, we used Cabot solid stain with a rich red color, chosen by the customer. I love the way it turned out. This deck took two gallons of solid paint to help in covering the white pickets. Money well spent.
